Owner-first management

Full rooms are not the goal. Owner profit is.

A busy hotel can still lose money. A rate set too low is revenue you never get back, and costs that grow quietly eat the margin. We manage the rate, the cost of each stay and the guest experience together.

  • Price each night on evidence

Rates follow booking pace, season, local events and what comparable properties charge, within limits the owner agrees.

  • Control the cost of every stay

Staffing, purchasing, laundry, energy and commissions are tracked per occupied room every month, not once a year.

  • Protect the guest experience

Service standards, reviews and maintenance are managed as part of the asset’s long-term value.

Improvement usually comes from several levers together: better-timed rates, stronger direct bookings, lower commission costs and fewer unsold nights.

How we work

From first visit to monthly owner report.

  1. Review the asset

We visit, study trading history, contracts, staffing and physical condition, then show where revenue and cost are being lost.

  2. Agree the plan

Budget, pricing limits, service standards and capital needs are set with the owner before we take over operations.

  3. Operate and report

Our team runs the property day to day and sends a monthly report on revenue, costs, guest scores and next steps.

Owner control

You keep the final say on material decisions.

We run the property within limits the owner sets. Changes outside those limits come to you first, with the reasoning attached.

  • Owner approval for capital spend above an agreed threshold
  • Open access to the property’s systems and accounts
  • Monthly report and quarterly review meeting

Questions

What owners ask us most often.

Do you work with independent hotels or only branded ones?

Both. Much of our work is with independent and boutique properties, and we also act for owners whose hotels are run by a brand or third-party operator.

Can you take over a hotel that is already open?

Yes. We start with an asset review, agree a handover plan with the owner and keep the existing team wherever it makes sense.

Do you help with new developments?

Yes. Pre-opening advisory covers feasibility input, design review from an operator’s point of view, systems, hiring and the opening plan.

Which systems do you use?

We work with the property’s existing PMS and channel manager where they are suitable, and recommend changes only when they clearly pay for themselves.

How do fees work?

Fees are agreed per property and depend on its size, location and the scope of work. We explain the structure in full before any agreement is signed.
